Lze tak rekonstruovat i budovu starou t\u0159eba sto let. I kdy\u017e je t\u0159eba po\u010d\u00edtat s celkovou rekonstrukc\u00ed objektu, n\u00e1klady vlo\u017een\u00e9 do rekonstrukce se brzy vr\u00e1t\u00ed v energetick\u00fdch \u00faspor\u00e1ch.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Domy, postaven\u00e9 od 80. let minul\u00e9ho stolet\u00ed, b\u00fdvaj\u00ed podle odborn\u00edk\u016f v\u011bt\u0161inou v pom\u011brn\u011b dobr\u00e9m stavu, a tak jejich rekonstrukce nemus\u00ed b\u00fdt nijak zvl\u00e1\u0161\u0165 slo\u017eit\u00e1. U star\u0161\u00edch dom\u016f je t\u0159eba po\u010d\u00edtat s celkovou rekonstrukc\u00ed. To je sice n\u00e1kladn\u011bj\u0161\u00ed \u0159e\u0161en\u00ed, na druhou stranu si majitel m\u016f\u017ee d\u016fm od po\u010d\u00e1tku p\u0159izp\u016fsobit sv\u00fdm p\u0159edstav\u00e1m.<br><br><strong>Pro\u010d rekonstruovat star\u00fd d\u016fm na pasivn\u00ed<\/strong><br>Pokud budete kupovat star\u00fd d\u016fm, je pochopiteln\u00e9, \u017ee budete cht\u00edt spot\u0159ebu energie sn\u00ed\u017eit tak, aby n\u00e1klady na jeho provoz byly co nejmen\u0161\u00ed. Star\u00e9 nezateplen\u00e9 domy spot\u0159ebuj\u00ed k vyt\u00e1p\u011bn\u00ed a\u017e 250 kWh\/m2 tepla ro\u010dn\u011b, zat\u00edmco po rekonstrukci do pasivn\u00edho standardu je to m\u00e9n\u011b ne\u017e 25 kWh\/m2. \u010c\u00edm star\u0161\u00ed a m\u00e9n\u011b zateplen\u00fd d\u016fm je, t\u00edm rychlej\u0161\u00ed je n\u00e1vratnost investice.<br><br>P\u0159i prohl\u00eddce domu p\u0159ed jeho koup\u00ed je t\u0159eba v\u011bnovat zv\u00fd\u0161enou pozornost stavu hlavn\u00edch konstruk\u010dn\u00edch prvk\u016f, p\u0159edev\u0161\u00edm nosn\u00fdch konstrukc\u00ed (z\u00e1klady, st\u011bny, stropy, krov). Nejl\u00e9pe je p\u0159izvat si odborn\u00edka, kter\u00fd m\u016f\u017ee definovat technick\u00fd stav domu, kter\u00fd bude n\u00e1sledn\u011b podkladem pro jeho rekonstrukci.<br><br><strong>Nejv\u011bt\u0161\u00edch \u00faspor dos\u00e1hnete celkovou rekonstrukc\u00ed<\/strong><br>Aby majitel dos\u00e1hl vlastnost\u00ed pasivn\u00edho domu, mus\u00ed prov\u00e9st \u0159adu opat\u0159en\u00ed, kter\u00e1 jedno bez druh\u00e9ho ned\u00e1vaj\u00ed smysl. Proto je d\u016fle\u017eit\u00e1 precizn\u00ed p\u0159\u00edprava, kter\u00e1 spo\u010d\u00edv\u00e1 p\u0159edev\u0161\u00edm v kvalitn\u00edm projektu a dobr\u00e9 technick\u00e9 p\u0159\u00edprav\u011b. Mezi nejd\u016fle\u017eit\u011bj\u0161\u00ed prvky p\u0159em\u011bny star\u00e9ho domu na pasivn\u00ed pat\u0159\u00ed tyto kroky&#8230;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Zateplen\u00ed fas\u00e1dy a hydroizolace<\/strong><br>U star\u00fdch dom\u016f je \u010dasto nejprve \u0159e\u0161it trval\u00e9 odvlh\u010den\u00ed st\u011bn, teprve potom zateplen\u00ed jako takov\u00e9. Pokud nelze izolovat zven\u010d\u00ed, je pot\u0159eba zateplit d\u016fm zevnit\u0159. Odizolovat se mus\u00ed tak\u00e9 podlahy a z\u00e1klady. Pokud m\u00e1 d\u016fm sklep a p\u016fdu, je nutn\u00e9 po\u010d\u00edtat i se zateplen\u00edm sklepn\u00edch strop\u016f a p\u016fdy \u2013 tedy strop\u016f, jestli\u017ee na p\u016fd\u011b nevznikne obytn\u00fd prostor. Pokud je p\u016fda obytn\u00e1, nen\u00ed nutn\u00e9 izolovat stropy spodn\u00edch m\u00edstnost\u00ed, ale rovnou st\u0159echu. dal\u0161\u00edm krokem zateplen\u00ed je st\u0159echa.\u00a0Tou se ztr\u00e1c\u00ed nejv\u011bt\u0161\u00ed mno\u017estv\u00ed tepla, tak\u017ee se nevyplat\u00ed na jej\u00ed izolaci \u0161et\u0159it. Plochou st\u0159echu lze vyu\u017e\u00edt i na z\u0159\u00edzen\u00ed zelen\u00e9 st\u0159echy, co\u017e p\u0159id\u00e1 domu dal\u0161\u00ed u\u017eitnou hodnotu, a nav\u00edc se i na jej\u00ed v\u00fdstavbu nab\u00edzej\u00ed dotace v r\u00e1mci programu Nov\u00e1 zelen\u00e1 \u00faspor\u00e1m.\u00a0<br><br><strong>Tak\u00e9 okny odch\u00e1z\u00ed mnoho tepla<\/strong><br>U star\u00fdch oken jsou p\u0159\u00ed\u010dinami p\u0159edev\u0161\u00edm vadn\u00e9 \u010di r\u016fzn\u011b popraskan\u00e9 r\u00e1my nebo net\u011bsnosti okolo okenn\u00edch tabul\u00ed. Pro pasivn\u00ed standard je t\u0159eba je vym\u011bnit za okna s izola\u010dn\u00edmi trojskly nebo dvojskly s heat mirror f\u00f3li\u00ed.\u00a0<br><br><strong>Obnoviteln\u00e9 zdroje energie<\/strong><br>A kone\u010dn\u011b, je t\u0159eba p\u0159i vyt\u00e1p\u011bn\u00ed se zam\u011b\u0159it na obnoviteln\u00e9 zdroje energie, co\u017e \u010dasto vy\u017eaduje kompletn\u00ed v\u00fdm\u011bnu otopn\u00e9 soustavy. P\u0159itom nen\u00ed t\u0159eba m\u00edt v pasivn\u00edm dom\u011b tepeln\u00e9 \u010derpadlo, kter\u00e9 je v\u011bt\u0161inou naddimenzovan\u00e9.
