Majitel\u00e9 budou zdra\u017eovat o\u00a0inflaci a p\u0159idaj\u00ed se i\u00a0dal\u0161\u00ed n\u00e1klady, za kter\u00e9 bude letos pot\u0159eba platit v\u00edce, v\u010detn\u011b poplatk\u016f za spr\u00e1vu, \u00fadr\u017ebu a provoz byt\u016f.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">N\u00e1jemn\u00ed bydlen\u00ed zdra\u017e\u00ed. K&nbsp;efekt\u016fm, kter\u00e9 dlouhodob\u011b stoj\u00ed za zdra\u017eov\u00e1n\u00edm se p\u0159id\u00e1 zv\u00fd\u0161en\u00ed ceny n\u00e1jemn\u00e9ho o&nbsp;inflaci. To v&nbsp;kombinaci s&nbsp;men\u0161\u00ed dostupnosti vlastnick\u00e9ho bydlen\u00ed a t\u00edm i&nbsp;v\u011bt\u0161\u00edm z\u00e1jmem o&nbsp;bydlen\u00ed v&nbsp;n\u00e1jmu fin\u00e1ln\u00ed n\u00e1klady zv\u00fd\u0161\u00ed o&nbsp;stovky, a v&nbsp;n\u011bkter\u00fdch p\u0159\u00edpadech i&nbsp;o&nbsp;tis\u00edce korun.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V\u0161e z\u00e1le\u017e\u00ed na smlouv\u011b. V&nbsp;n\u00ed je mo\u017enost pronaj\u00edmatele zv\u00fd\u0161it n\u00e1jemn\u00e9 zpravidla upravena takzvanou infla\u010dn\u00ed dolo\u017ekou, kter\u00e1 umo\u017e\u0148uje zv\u00fd\u0161it cenu za pron\u00e1jem bydlen\u00ed podle m\u00edry inflace. Dolo\u017eka je platn\u00e1 za podm\u00ednky, \u017ee je uvedeno, kterou konkr\u00e9tn\u00ed inflac\u00ed se \u0159\u00edd\u00ed, tedy nap\u0159\u00edklad jedn\u00edm z&nbsp;index\u016f spot\u0159ebitelsk\u00fdch cen zve\u0159ej\u0148ovan\u00fdch \u010cesk\u00fdm statistick\u00fdm \u00fa\u0159adem.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eInflace bude jeden z&nbsp;faktor\u016f, kter\u00fd ovlivn\u00ed ceny n\u00e1jm\u016f. Jej\u00ed m\u00edra v&nbsp;roce 2021&nbsp;dos\u00e1hla 3,8&nbsp;%. N\u00e1jemn\u00e9 by tak v&nbsp;n\u011bkter\u00fdch bytech mohlo vzr\u016fst o&nbsp;tuto hodnotu,\u201c okomentoval Petr H\u00e1na, expert na nemovitostn\u00ed trh Deloitte.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"pristi-rok-bude-hur\">P\u0159\u00ed\u0161t\u00ed rok bude h\u016f\u0159<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">V&nbsp;p\u0159\u00edpad\u011b pr\u016fm\u011brn\u00e9ho bytu o&nbsp;65&nbsp;metrech \u010dtvere\u010dn\u00edch s&nbsp;pr\u016fm\u011brnou cenou 247&nbsp;korun za metr \u010dtvere\u010dn\u00ed (jde o&nbsp;celorepublikov\u00fd pr\u016fm\u011br podle v\u00fdpo\u010dt\u016f spole\u010dnosti Deloitte) by zv\u00fd\u0161en\u00ed ceny o&nbsp;lo\u0148skou m\u00edru inflace 3,8&nbsp;% znamenalo v&nbsp;praxi zv\u00fd\u0161en\u00ed ceny m\u011bs\u00ed\u010dn\u00edho n\u00e1jemn\u00e9ho p\u0159ibli\u017en\u011b o&nbsp;600&nbsp;korun.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V&nbsp;leto\u0161n\u00edm roce Ministerstvo financ\u00ed odhaduje n\u00e1r\u016fst pr\u016fm\u011brn\u00e9 m\u00edry inflace v\u00fdrazn\u011b vy\u0161\u0161\u00ed, a to konkr\u00e9tn\u011b na 8,5&nbsp;procenta. Za sou\u010dasn\u00fdch cen by se pron\u00e1jem podle p\u0159\u00edkladu v\u00fd\u0161e mohl v&nbsp;p\u0159\u00ed\u0161t\u00edm roce zvy\u0161ovat a\u017e o&nbsp;t\u00e9m\u011b\u0159 1&nbsp;400&nbsp;korun.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zv\u00fd\u0161en\u00ed cen za pron\u00e1jmy podle Hendrika Meyera, CEO Bezrealitky poc\u00edt\u00ed ka\u017ed\u00fd, kdo v&nbsp;n\u00e1jmu bydl\u00ed. \u201eTi, kte\u0159\u00ed budou sjedn\u00e1vat nov\u00fd n\u00e1jem, zdra\u017een\u00ed poc\u00edt\u00ed v&nbsp;podstat\u011b okam\u017eit\u011b. Ti st\u00e1vaj\u00edc\u00ed na z\u00e1klad\u011b sv\u00fdch smluv. Ka\u017edop\u00e1dn\u011b si mysl\u00edm, \u017ee dopad na rozpo\u010det poc\u00edt\u00ed letos opravdu ka\u017ed\u00fd, kdo v&nbsp;n\u00e1jmu bydl\u00ed,\u201c \u0159ekl pro SZ Byznys.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zvy\u0161ovat n\u00e1jmy mohou ale i&nbsp;ti, kte\u0159\u00ed infla\u010dn\u00ed dolo\u017eky ve smlouv\u011b nemaj\u00ed. Detailn\u00ed informace o&nbsp;mo\u017enostech zvy\u0161ov\u00e1n\u00ed cen pron\u00e1jm\u016f naleznete v&nbsp;informa\u010dn\u00edm boxu na konci \u010dl\u00e1nku.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Podle odborn\u00edk\u016f z&nbsp;oblasti realit to ale nebude jen inflace, kter\u00e1 se letos v\u00fdrazn\u011b do cen n\u00e1jm\u016f prop\u00ed\u0161e.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"drazsi-budou-i-poplatky-za-sluzby\">Dra\u017e\u0161\u00ed budou i&nbsp;poplatky za slu\u017eby<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eJe t\u0159eba si uv\u011bdomit, \u017ee s&nbsp;ohledem na cenu nemovitost\u00ed, n\u00e1klady na spr\u00e1vu, \u00fadr\u017ebu a provoz jsou dne\u0161n\u00ed ceny s&nbsp;ohledem na n\u00e1vratnost pron\u00e1jm\u016f podhodnocen\u00e9 a majitel\u00e9 to budou muset reflektovat. Zejm\u00e9na ti, kte\u0159\u00ed daj\u00ed do n\u00e1jmu bydlen\u00ed po\u0159\u00edzen\u00e9 za ceny roku 2021,&nbsp;si nemohou dovolit netla\u010dit na cenu,\u201c \u0159\u00edk\u00e1 pro SZ Byznys Hendrik Meyer, CEO Bezrealitky.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V\u00fdhodu tak budou m\u00edt n\u00e1jemci v&nbsp;bytech, kter\u00e9 majitel\u00e9 kupovali d\u0159\u00edve a maj\u00ed nap\u0159\u00edklad v\u00fdrazn\u011b ni\u017e\u0161\u00ed hypot\u00e9ky. Ti budou cht\u00edt zdra\u017eov\u00e1n\u00edm v\u011bt\u0161inou pokr\u00fdt jen rostouc\u00ed n\u00e1klady, nikoli rostouc\u00ed hodnotu jejich nemovitosti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Co se t\u00fdk\u00e1 cen za slu\u017eby, na t\u00e9m\u011b\u0159 dvojn\u00e1sobek zdra\u017eil nap\u0159\u00edklad v&nbsp;Praze svoz odpadu. Probl\u00e9m je kv\u016fli dlouhodob\u011b chyb\u011bj\u00edc\u00edm pracovn\u00edk\u016fm ale tak\u00e9 s&nbsp;cenami \u00faklid\u016f v&nbsp;bytov\u00fdch domech nebo \u00fapravou zelen\u011b. V\u00edce pen\u011bz bude podle serveru Bezrealitky t\u0159eba odv\u00e1d\u011bt tak\u00e9 do fond\u016f oprav, proto\u017ee roste cena prac\u00ed i&nbsp;stavebn\u00edch materi\u00e1l\u016f.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"zalohy-za-energie-vzrostou-o-petinu\">Z\u00e1lohy za energie vzrostou o&nbsp;p\u011btinu<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Nelze zapomenout ani na prudce rostouc\u00ed ceny za energie, kter\u00e9 s&nbsp;sebou p\u0159inesla druh\u00e1 polovina lo\u0148sk\u00e9ho roku.
