Nap\u0159\u00edklad realitn\u00ed kancel\u00e1\u0159i by m\u011bla n\u00e1le\u017eet provize nejd\u0159\u00edve po vkladu vlastnick\u00e9ho pr\u00e1va ke zprost\u0159edkovan\u00e9 nemovitosti do katastru nemovitost\u00ed, tedy po \u00fasp\u011b\u0161n\u00e9m dokon\u010den\u00ed cel\u00e9 transakce \u2013 nikoliv ji\u017e za pouh\u00e9 obstar\u00e1n\u00ed p\u0159\u00edle\u017eitosti \u010di uzav\u0159en\u00ed kupn\u00ed smlouvy, jak se tomu velmi \u010dasto d\u011bje.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Smlouva bez chyb<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">V kupn\u00edch smlouv\u00e1ch se chybuje ve specifikaci p\u0159edm\u011btu koup\u011b a jeho povolen\u00ed k u\u017e\u00edv\u00e1n\u00ed, plo\u0161e, kvalit\u011b, cen\u011b a souvisej\u00edc\u00edch pr\u00e1vech \u010di omezen\u00edch, n\u00e1roc\u00edch z vad nebo mo\u017enost\u00ed ukon\u010den\u00ed smlouvy. \u010casto nev\u011bdomky a omylem mohou vzniknout obrovsk\u00e9 chyby, kter\u00e9 v n\u011bkter\u00fdch p\u0159\u00edpadech maj\u00ed fat\u00e1ln\u00ed finan\u010dn\u00ed d\u016fsledky.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Vlastnick\u00e9 pr\u00e1vo k nemovitosti zapsan\u00e9 v katastru se nab\u00fdv\u00e1 a\u017e jeho z\u00e1pisem do katastru. To znamen\u00e1, \u017ee samotn\u00fd podpis kupn\u00ed smlouvy k p\u0159evodu vlastnictv\u00ed nesta\u010d\u00ed, ale mus\u00ed doj\u00edt i k jeho zaps\u00e1n\u00ed na katastru nemovitost\u00ed. A\u017e po tomto je mo\u017en\u00e9 pova\u017eovat celou transakci za \u00fasp\u011b\u0161n\u011b skon\u010denou.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kupn\u00ed cena je tak zpravidla z \u00faschovy uvol\u0148ov\u00e1na ve prosp\u011bch prod\u00e1vaj\u00edc\u00edho pr\u00e1v\u011b a\u017e po \u00fasp\u011b\u0161n\u00e9m proveden\u00ed vkladu do katastru. Nenech\u00e1vejte pen\u00edze uvol\u0148ovat u\u017e po pod\u00e1n\u00ed n\u00e1vrhu na vklad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Katastr nemovitosti si od pod\u00e1n\u00ed n\u00e1vrhu nech\u00e1v\u00e1 ochrannou lh\u016ftu 21 dn\u00ed, ne\u017e zm\u011bnu zap\u00ed\u0161e.
